Project Description

The house was designed to current building regulations and achieved a B rating. However, to keep with the original brief, underfloor heating was installed along with high levels of insulation.

On completion of the property, due to high levels of workmanship and quality of materials including windows and doors, a low air test result was achieved which therefore gave an excellent as built Sap/EPC .

The client now enjoys the benefits of living in such beautiful location and with low energy costs and modern open plan living. The client project managed a number of aspects including budgeting and coordination of various sub contractors and manufactures details. Including truss and joist designs. The builder oversaw the build on site which allowed the process to run smoothly and have cost effective solution to waste and materials

The Initial Requirement was to build a four bedroom house with high level of insulation to obtain low running cost and a minimum. Target cost was 200K plus 50K Contingency for inflation, upgrades, new domestic appliances, external work and services. targeted time for build was nine months with start being made in October to lay foundation prior to planning expiring. Main Build Started in November 2016 with completion early September 2018 with certificates of work issued 18 November 2017. The building has finished to a high standard and works extremely well both from a function point of view and running cost. Bathroom, Kitchen, Doors Staircase and Windows Sills were all upgraded along with all perimeter walls, landscaping, electric gates and drive completed. All came within budget.

This new build plot was a finalist at the LABC Building Excellence Awards 2018 for West Yorkshire.
